And Why It's a Good Idea
Pre-qualification, (oftentimes referred to as "pre-approval", which is actually a different process), acts as a sort of "dry run" of the loan application process.
The mortgage lender will ask you a few simple questions about your credit, income, assets and debts to arrive at an estimate of how much mortgage you can afford and then produce a pre-qualification worksheet. A good lender may also spend some time talking about your ideal monthly payment and crunch the numbers to get you to it.
The whole process takes only minutes and is entirely free.
While a "pre-qual" is non-binding (because the information you provide has not been vetted and verified), it does serve as a good indication to potential sellers of your general credit-worthiness.
These days, most sellers won't so much as review an offer without at least a pre-approval letter. In fact, many sellers require a pre-qualification before they'll even allow a buyer to view their property.
It's also a fast way to make sure you aren't setting yourself up for more or less than you can afford. At the end of the quick conversation, you'll know exactly how much you can afford to spend on a home, and how much a bank will actuallylet you borrow to buy your new home.
In the end, if you're at all serious about buying, this should be the first step towards getting you into your new home.
